PROJECT LOCATION <br />The subject property, consisting of 14.872 acres, is located on the makal <br />side of the,- extension of th-le Queen Ka'ahumanu Highway (Hawai'i Belt <br />Highway), generally ba-Nveen the towns of KaiiUa and Keauhou in North <br />L <br />Kona. It Is situated within the land divisions of Puapua'a V4 and 2"s, North <br />Kona and is identified by TW 7-5-17: 019. <br />More specifically, the is sandwiched beeb-pleenthe Highway and <br />.e ft S <br />Kuakini Highway. It is located generally about Y:.: mile" south of the <br />intersection of HUalalai Road and the Belt Highway and 'v4mile north of <br />the Kuakini Highw-ay/Belt Highway intersection. There is a self -storage <br />facility on the south side of the subject property. The Pualani Estates <br />Subdivision is located generally east and mauka- of the Queen <br />Ka'ahLimanu Highway extension. (Figures I and 2) <br />PROPOSED PROJECT AND EXISTING AND PROPOSED REZONING <br />CONDITIONS <br />A. Project Concerat <br />I= Original conm� <br />The applicant originally proposed to develop;-;. 250 -unit market <br />rental housing nro'-aCt to help address the rental housing needs of <br />the community. The project would tentatively have included 250 - <br />units housed in biventy-four (24) two and three-story strLICtUr'.-S. <br />The 3 -story structures proposed to be approximateiy 40 feet <br />in heigl-it, and definitely not exceed the 211.5 -foot height limit, whereas <br />the 2 -story struCtures would have generally been around 30 feet in <br />height. <br />Also proposed ijijere over 300 parking spac,,--,s for residents and <br />quests and a prMatez 1+/-- acre park for residents and g.Uests. The <br />park area, would also have served as a drainageway. This multiple - <br />use concept is comparable to the soccer fields in the Bayfront an -E -.3a <br />of the City of Hilo. <br />The principal access from the, Queen Ka'ahumanu Highway would <br />have been from a proposed new road located at the north end of an <br />adjoining property. This intersection would be sully channelized and <br />signalized.
