A drainag-en study shall be prepared and submitted for the review <br />and approval of the Department of Public Works prior to the <br />issuance of Final Plan ,approval. if deemed necessary by the <br />Department of Public Worlts, the appropriate Federal Emergency <br />ManagementAgency (FEJ1 A) clearances and approvals shall be <br />secured prior to issuance of any land disturbance permit affecting <br />the area covered by the work within the "AL" zone or the corrected <br />effective base flood reap. The applicant shall construct all <br />necessary drainage improvements including the flood channel prior <br />to the issuance of a certificate of occupancy for non-residential <br />structures or final inspection of any residential structures. <br />The applicant will comply with this requirement. As additional <br />information, however, please note that the Federal Flood Insurance <br />Rate Map (FIRM) identifies more than 90% of the subiect site to be <br />within Zone X (areas outside of 599 -;year flood), and the remaining <br />area Al" (floodway). The floodway is a portion of the 11 aiaha <br />Drainageway iplifflow No. 2 and bisects the middle portion of the <br />subject property. <br />A culveric and related drainage irnprovernents will be constructed within <br />the AE designated area to allow for a road connection be-Nie'en the <br />northern and southern sections of the properly. A Conditional Letter <br />of leap Revision (CLOMR) to allow for this improvement and <br />adjustments to the FIRM has been filed. <br />As there will be an added Ievel of impervious surface resulting from the <br />proposed development, there may be an issue relating to potential <br />increased run-off. In that event, dryxlvell(s) or similar type of <br />accommodations will be implemented, subject to the review and <br />approval of the Department of Public Works and State Department oaf <br />Health via the Underground injection Control (UIC) permit process. <br />
