With the proposed on-site drainage improvements, including the <br />culvert and'related improvements noted in the CLOMR application, all <br />potential drainage and/or flooding issues could be reasonably <br />-- addressed and mitigated. <br />M. The proposed flood channel shall be maintained in private <br />ownership and a maintenance program for the channel shall be <br />submitted to the Department of Public Works for review and <br />approval. <br />The applicant will comply with this requirement. <br />N. No residential or commercial structures shall be constructed within <br />areas designated "AE" or "shaded" 'one `X" by Mood Insurance <br />Pate !Maps (FIRM) as amended by any applicable LOMR. <br />Restrictive covenants in the deeds of all singI6-family residential <br />lots shall give notice of the terms of this rezoning condition. No <br />single-family residential lots may be created which lack a buildable <br />area. This restriction may be removed by amendment of this <br />ordinance by the County Council. If appropriate, a copy of the <br />proposed covenant(s) to be recorded with the Bureau of <br />Conveyances shall be submitted to the Planning Department for <br />review and approval prior to the issuance of Final Subdivision <br />Approval. A copy of the recorded document shall be filed with the <br />Planning Department upon its receipt from the Bureau of <br />Conveyances. <br />The applicant will comply with this requirement. Please also see <br />response to Condition L. <br />O. A....(NPDES) permit and an (UIC) permit, if required, shall be <br />secured.... before the commencement of construction activities. <br />This will be complied with prior to the construction activity. This is <br />required for drainage related improvements such as the drywell. <br />P. All development generated runoff shall be disposed of on-site and <br />shall not be directed toward any adjacent properties. <br />The applicant will comply with this requirement. It should be noted that <br />as part of the Flan Approval process, the Applicant must submit a <br />DPW approved site drainage plan prepared by a licensed engineer. <br />Further, as part of the building permit review/approval process, civil <br />plans relating to this requirement roust also be prepared and submitted <br />for the approval -of the DPW. <br />12 <br />
