Mr. Zendo Kern, Director <br /> March 21, 2022 <br /> Page 3 <br /> 0 defer the stipulated the road and water improvement requirements of the Zone <br /> Change and Subdivision impleimnted in conjunction with any land <br /> subdivision of the property. <br /> Prior to issuance of any occupancy permit affecting the subject property, there <br /> were water and road improvement requirements outlined as Conditions of Ordinance No. <br /> 17 65. <br /> Relative to water system, Condition E required "a fire hydrant within 150 feet of <br /> the properly, and either upgrade the existing 4-inch water line to a 120inch waterline for <br /> a distance of approximately 800,feel or provide a private water system capable of <br /> providing a minimum flow of 2,000-gallons per minute for a 2-hour duration and a <br /> pipeline velocity of less than 10 feet per second. " Please note that this is a standard that <br /> the Department of Water Supply applies for Industrial Zones. <br /> On road improvements, Condition I required that <br /> 0 a 50-foot wide right-of-way be widened to 60 feet; and <br /> ® an existing 18-foot wide paved road be widened to 24 feet wide with <br /> appropriate shoulders, consistent with the County Department of Public <br /> Works Standard Details R-33 and R-34 within the 60-foot right-of-way. <br /> Please note that according to the staff report relating to the rezoning application, <br /> the Department of Public Works did not recommend any improvements "because the <br /> access to the properly is over private lots with utility and roadway easements. The <br /> report continued that "The General Plan and Subdivision Code state that industrial <br /> streets shall have a minimum right-of-way of 60 feet with cl minimum pavement width of <br /> 24 feet. <br /> In sum, the applicant is requesting that the water and road infrastructure <br /> e <br /> improvements be implemented in conjunction with the subdivision and not a certificate of <br /> occupancy for a structure or use when not accompanied by a subdivision.
