Dusel has submitted an application for a Change of Zone by changing the <br />district classification from Agricultural (A -20a) to Agricultural (A -10a) and Family Agricultural <br />(FA -3a) for approximately 21.725 acres of land. The property is located in Kealakehe <br />Homesteads, First Series, approximately 700 feet east of Mamalahoa Highway bordering the <br />Upper Government Road and two homestead roads, and approximately 500 feet south of the <br />Makua Lani Christian Science School and one mile southeast from the Mamalahoa Highway- <br />Palani Road junction, Kealakehe, North Kona, Hawaii, TMK: 7-4-3: 7. <br />GENERAL INFORMATION <br />I . Land Ownership: The subject property, consisting of 21.725 acres, is owned in fee by <br />John Matucha and Stefanie Delmont. The applicant, James Dusel, is a potential <br />purchaser of a portion of the project site, should this change of zone request be approved. <br />Mr. Matucha and Ms. Delmont have authorized the applicant to file this change of zone <br />application. <br />BACKGROUND INFORMATION <br />2. November 27, 1985 — Final Subdivision Approval (Subdivision No. 5327) issued to <br />allow the subdivision of Kona Kali Farms Subdivision. <br />PROPOSED DEVELOPMENT <br />3. Request: The applicant is requesting a Change of Zone from an Agricultural (A -20a) to <br />an Agricultural (A-1Oa)and Family Agricultural (FA -3a) zoned district for 21.725 -acres <br />of land to allow for its subdivision into two lots consisting of approximately 3 acres and <br />18.726 acres. <br />4. Objectives: The following information, in part, was provided by the applicant: <br />"The applicant intends to purchase a 3+ acre portion of the subject parcel with the <br />intention of constructing his home and improving the undeveloped site into a fruit. <br />orchard and coffee farm. Me balance of the site will be retained by the present owners, <br />who intend to utilize a portion of the site for cattle grazing. A minimum 3 -acre area <br />would be cultivated into a fruit orchard and coffee. <br />
