11. Subject Property: The subject property is rectangular in shape and <br />approximately 2.847 acres in size. The property is currently vacant and zoned for <br />single family residential use with a minimum lot size requirement of ten thousand <br />square feet (RS -10). The property has been previously cleared and graded for the <br />growing of orchids between 1957 and 1978. <br />12. Surrounding Zoning/Land Uses: To the north of the property is Kekuanaoa <br />Avenue. Directly across Kekuanaoa Avenue is the Aloha Petroleum self-service <br />station. Lots to the north along the Kanoelehua Avenue are zoned Limited <br />Industial (ML -20) and Single -Family Residential (RS -10). To the west are lots <br />bordering the subject property zoned Single -Family Residential (RS -10). To the <br />south is a lot zoned Single -Family Residential (RS -10) and a lot zoned Limited <br />Industrial (ML -20). To the east is the Hilo International Airport, which is zoned <br />Limited Industrial (ML -20). <br />13. Land Study Bureau's Detailed Land Classification System: Urban <br />development. <br />14. U.S. Soil Survey: The soils of the project area are classified as Keaukaha <br />extremely rocky muck with 6 to 20 percent slopes (rKFD) and Papai extremely <br />stony muck, 3 to 25 percent slopes (rPAE) by the U.S. Department of Agricultural <br />Soil Conservation Service Soil Survey. The Keaukaha soil series consists of well <br />drained, thin organic soils over pahoehoe lava bedrock. The Papai soil series <br />consists of well -drained, thin, extremely stony organic soils over fragmented A'a <br />lava. <br />15.
