<br /> <br /> <br /> <br /> <br /> BIODentaIREZ.doc-7/6/04 <br /> <br /> <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> <br /> ISLAND OHANA DENTAL. <br /> CHANGE OF ZONE APPLICATION MZ 04-0151 <br /> <br /> ISLAND OHANA DENTAL has submitted an application for a Change of Zone from <br /> Single-Family Residential 10,000 square feet (RS-10) to Industrial-Commercial Mixed 20,000 <br /> <br /> square feet (MCX-20) for approximately 22,300 square feet of land. The property is located <br /> along the north side of Lanikaula Street approximately 100 feet west of the Lanikaula Street- <br /> <br /> Kanoelehua Avenue intersection, adjacent to and west of the Restaurant Osaka building and <br /> diagonally across from Leung's Chop Suey House, Waiakea, South Hilo, Hawaii, TMK: 2-2-37: <br /> <br /> 31. <br /> REQUEST <br /> <br /> 1. Proposed Development: The applicant is requesting a change of zone from Single- <br /> Family Residential 10,000 square feet (RS-10) to Industrial-Commercial Mixed 20,000 <br /> <br /> square feet (MCX-20) to construct an approximately 6,000 square-foot two-story <br /> building to be used as a dental clinic. The first floor will consist of approximately 3,500 <br /> <br /> square feet to be used for patient care, and the second floor, consisting of approximately <br /> 2,500 square feet, will be used for support services. Proposed are 32 parking stalls, <br /> <br /> including a handicapped-accessible stall. Preliminary plans indicate a setback of <br /> approximately 60 feet from Lanikaula Street, a 38-foot setback along the eastern property <br /> <br /> boundary, and 23-foot setback along the western boundary of the site. The height of the <br /> two story structure will not exceed 25 feet. Also proposed is a 34 foot wide planting <br /> <br /> screen along the eastern and western boundaries. Construction is proposed to commence <br /> within the next 12 months. The estimated cost of the project is $500,000.00. The <br /> <br /> landowners of the property are Jill Uehara, Garret K.
