Proposed MCX Zoning: The purpose of the MCX (industrial-commercial mixed use) <br /> district is to allow mixing of some industrial uses with commercial uses. The intent of <br /> <br /> this district is to provide for areas of diversified businesses and employment opportunities <br /> by permitting a broad range of uses, without exposing non-industrial uses to unsafe and <br /> <br /> unhealthy environments. This district is intended to promote and maintain a viable mix <br /> of light industrial and commercial uses. The height limit in the MCX district is 45 feet. <br /> <br /> The minimum yards in the MCX district are front yards 20 feet, side and rear yards, none, <br /> except where the adjoining building site is in a RS, RD, RM or RCX zoned district. <br /> <br /> Where the side or rear property line adjoins the side or rear yard of a building site in a RS, <br /> RD, RM or RCX zoned district, side or rear yard must conform to the side or rear yard <br /> <br /> requirements for dwelling use of the adjoining district. <br /> 6. Hilo Community Development Plan: RS 10. <br /> <br /> 7. Coastal Zone Management, IIRS, Chapter 205A: The entire State of Hawaii lies <br /> within the Coastal Zone Management area. The intent of the Coastal Zone Management <br /> <br /> Program is to guide and regulate public and private uses in the coastal zone management <br /> area with respect to recreational resources, historic resources, public access to the <br /> <br /> shoreline, scenic and open space resources, coastal ecosystems, marine resources, <br /> economic uses, coastal hazards, managing development, public participation, and beach <br /> <br /> protection. <br /> 8. Special Management Area: The SMA is a part of the Coastal Zone Management <br /> <br /> Program regulated by the County. The project site is located more than two miles from <br /> <br /> the shoreline and is not in the SMA. <br /> DESCRIPTION OF THE SITE AND SURROUNDING AREA <br /> <br /> 9. Subject Property: The property is a relatively level, approximately 22,300-square foot <br /> vacant rectangular parcel located on the north side of Lanikaula Street, approximately 100 <br /> <br /> feet west of the intersection at Kanoelehua Avenue and Lanikaula Street. The site was <br /> formerly used as a residence, and there is an abandoned dwelling on the site that will be <br /> <br /> <br /> -2- <br />
