7. General Plan LUPAG Map: Industrial. This area was recently changed from <br /> Low Density Urban to Industrial, which includes uses such as manufacturing and <br /> processing, wholesaling, large storage and transportation facilities, light industrial <br /> and industrial-commercial uses. <br /> 8. Hilo Community Development Plan: The Hilo CDP adopted by Resolution in <br /> 1975 by the Planning Commission designates the area as RS-10. <br /> 9. Coastal Zone Management, HRS, Chapter 205A: The entire State of Hawaii <br /> lies within the Coastal Zone Management Area. The intent of the Coastal Zone <br /> Management Program is to guide and regulate public and private uses in the <br /> coastal zone management area with respect to recreational resources, historic <br /> resources, public access to the shoreline, scenic and open space resources, coastal <br /> ecosystems, marine resources, economic uses, coastal hazards, managing <br /> development, public participation, and beach protection. The properties are <br /> located approximately 3,600 feet from the nearest coastline and therefore, will not <br /> be impacted by coastal hazard and beach erosion. <br /> 10. Special Management Area (SMA): The Special Management Area is a part of <br /> the Coastal Zone Management Program and regulated by the County. The <br /> properties are not located within the Special Management Area. There are no <br /> identified recreational resources, historic resources, public access to the shoreline <br /> or mountain areas, scenic and open space preserves, coastal ecosystems, marine <br /> resources or other natural and environmental resources in the area. <br /> <br /> DESCRIPTION OF PROPERTIES AND SURROUNDING AREA <br /> 11. Subject Properties: The subject properties, which consists of two separate <br /> parcels, tota145,800 square feet in size. There is asingle-family dwelling located <br /> on each parcel. The dwelling on parcel 9 was built in 1942 and is in poor <br /> condition. The dwelling on parcel 10 was built in 1939 and is in very poor <br /> condition. Both parcels have existing paved driveways and have landscaped <br /> yards. <br /> 12. Surrounding Zoning/Land Uses: Adjacent surrounding properties are zoned <br /> RS-10 and are mainly in residential uses. To the north along Kalanikoa Street are <br /> properties zoned RS-1Q ML-10, ML-20 and CG-7.5. This area includes <br /> 2 <br /> <br />
