+tV Orq <br /> • <br /> ~ <br /> r <br /> County of Hawaii <br /> PLANNING COMMISSION <br /> Aupuni Center • I01 Pauahi S[ree[, Suite 3 Hilo, Iiawai`i 96720 <br /> <br /> March 13, 2006 Phone(ROS)96I-szaa Paxisos~9el-s7az <br /> Stacy Higa, Chairman <br /> and Members of the County Council <br /> County of Hawaii <br /> 25 Aupuni Street <br /> Hilo, HI 96720 <br /> Dear Chairman Higa and Council Members: <br /> State Land Use Boundary Amendment Application (SLU OS-000007) <br /> Request: Agricultural to Urban <br /> Change of Zone Application (REZ OS-000028) <br /> Request: A-20a to RS-7.5 <br /> Applicant: Hawaii Island Community Development Corporation <br /> Tax Map Key 5-5-8•portion 46 <br /> The Planning Commission, after a duly held public hearing on February 24, 2006, voted to <br /> recommend for your approval the proposed legislative bills to change the State Land Use district <br /> from the Agricultural to the Urban District and a change of zone from an Agricultura120-acre <br /> (A-20a) to a Single Family Residential-7,500 square foot (RS-7.5) district for 15 acres of land. <br /> The property is located along the north (makai) side of the Hawi-Niulii road, approximately 600 <br /> feet east of the Kohala High and Elementary School complex, Pahoa, North Kohala, Hawaii. <br /> The Commission concurs with the following findings as recommended by the Planning Director: <br /> State Land Use Boundary Amendment <br /> The approval of the reclassification from the State Land Use Agricultural to the <br /> Urban District will not be violative of Section 205-2, Chapter 205, Hawaii Revised <br /> Statutes, nor will the reclassification actions be inconsistent with the Hawaii Land Use <br /> Commission Rules, the Hawaii State Plan and the County General Plan. <br /> The applicant is requesting a State Land Use Boundary Amendment from the <br /> Agricultural to Urban District for 15 acres of land to develop an affordable housing <br /> project with 48 self-help single family dwelling units and 32 senior housing rental units to <br /> Hawaii County is an Egual Opportunity Provider and Employer <br /> <br />
