The property is located along the west side of <br /> <br /> Manono Street, midway between Kekuanaoa Street and Hualani Street, Waiakea Houselots, <br /> South Hilo, Hawaii, Tax Map Key: 2-2-34:12. <br /> <br /> PROPOSED DEVELOPMENT <br /> 1. Request: The applicant is requesting a change of zone for 20,000 square feet of land <br /> from a Single Family Residential - 10,000 square feet (RS-10) to a Neighborhood <br /> <br /> Commercial - 20,000 square feet (CN-20) district to convert the existing single family <br /> dwelling for retail use. The applicant originally requested to change to CN-7.5, but later <br /> <br /> amended the request to CN-20. <br /> 2. Proposed Development: Plans for the proposed development include the following: <br /> <br /> • Renovate the interior of the existing building for retail use for Kilauea Kreations, <br /> which is a Hawaiian quilt and gift shop. <br /> <br /> • Maintain the original design of the exterior of the existing building, which was <br /> constructed in the 1914. <br /> <br /> • Convert the rear portion of the property into an 8-stall paved parking area for <br /> employees and clients. <br /> <br /> • A driveway access from Manono Street. <br /> The applicant presently owns and operates Kilauea Kreations in Volcano Village, which <br /> <br /> first opened in 1995. The business has grown and expanded and the applicant is <br /> requesting the change of zone to open another facility in Hilo. The business will sell <br /> <br /> Hawaiian quilts and will offer classes teaching the art of Hawaiian Quilting. According <br /> to the applicant, the location is ideal for tourists and locals, being central to the harbor, <br /> <br /> hotels, airport and the Edith Kanakaole Tennis Stadium, where the annual Merrie <br /> Monarch Festival is held. <br /> <br /> <br /> ATTACH: Comm. 883 <br /> Bill 281 <br />
