<br /> <br /> <br /> <br /> <br /> BBICmWiesRFZ.dm-1 /3/06 <br /> <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> <br /> BIG ISLAND CANDIES, INC. <br /> CHANGE OF ZONE APPLICATION (REZ 05-023) <br /> <br /> BIG ISLAND CANDIES, INC. has submitted an application for a Change of Zone from <br /> <br /> Single-Family Residential 10,000 square feet (RS-10) to General Commercial 20,000 square feet <br /> (CG-20) for approximately 45,450 square feet of land. The properties are located north of <br /> <br /> Kekuanaoa Street, at the northeast comer of Kekuanaoa Street and Hinano Street and the <br /> northwest comer of Kekuanaoa Street and Laukapu Street, Waiakea House Lots, Waiakea, South <br /> <br /> Hilo, Hawaii, TMK: 2-2-34: 66, 78 & 79. <br /> <br /> PROPOSED DEVELOPMENT <br /> 1. Request/Project Description: Change of zone from Single-Family Residential 10,000 <br /> <br /> square feet (RS-10) to General Commercial 20,000 square feet (CG-20) to allow an <br /> additional production/storage facility and related uses. The production/storage facility <br /> <br /> will not be open to the public. The applicant proposes to construct an approximately <br /> 25,000 - 26,000 square foot two-story structure on parcels 78 and 79. The project site <br /> <br /> will be landscaped similar to the landscaping for the existing facility. In addition to the <br /> proposed production/storage facility, the applicant proposes to utilize the remaining <br /> <br /> parcel (parcel 66) for an open area for visitors at some time in the future. The operations <br /> of the existing retail/manufacturing facility will not change. There is not expected to be <br /> <br /> any significant increase in the number of employees. The applicant hopes to commence <br /> construction by the summer of 2006, with completion by June, 2007. The cost of the <br /> <br /> project is approximately $2.5 million. Reasons for the request: The proposed production/storage facility will provide <br /> <br /> additional production capacity and assist in optimizing production efficiency as well as <br /> additional cold storage and warehouse storage space to support the applicant's current <br /> <br /> operations and expand the retail line. The applicant has reached the storage capacity limit <br /> in the existing facility and has been renting two bays of off-site warehouse space as well <br /> <br /> <br /> <br /> ATTACH: Coma. 884 <br /> Bill 282 <br />
