* The County shall encourage the development and maintenance of communities <br /> meeting the needs of its residents in balance with the physical and social <br /> environment. <br /> * Zoning request shall be reviewed with respect to General Plan designation, <br /> district goals, regional plans, State Land Use District, compatibility with <br /> adjacent zoned uses, availability of public services and utilities, access and <br /> public need. <br /> Industrial Element <br /> * Designate and allocate industrial areas in appropriate proportions and in keeping <br /> with the social, cultural and physical environments of the County. <br /> * It shall be the policy of the County to achieve a broader diversification of local <br /> industries by providing opportunities for new industries and strengthening <br /> existing industries. <br /> * Through its zoning powers, the County shall locate industrial areas convenient <br /> to transportation facilities, and provide a variety of industrial zoned districts and <br /> lot sizes, depending on the needs of the industries and the communities. <br /> * Industrial development shall be located in areas adequately served by <br /> transportation, utilities and other amenities. Redeveloping or newly developing <br /> areas shall be developed in concert with programmed public and privately <br /> funded infrastructure to meet the expected needs. <br /> * Topography of industrial land shall be reasonably level. <br /> * Industrial development shall be conveniently located to its labor resource. <br /> * Buffer zones shall be established between industrial and adjacent non compatible <br /> uses of land. <br /> * The County shall identify sites suitable for future industrial activities. <br /> <br /> 8. General Plan LUPAG MAP: Industrial. This Industrial designation extends along <br /> Kanoelehua from Kuawa Street (makai) to Puainako Street (mauka), including areas on <br /> the east side of Kanoelehua Avenue. <br /> 9. County Zoning: Single Family Residential (RS-10). <br /> 10. SMA: The subject property is not within the Special Management Area boundary. <br /> -3- <br /> <br />
