Hilo Community Development Plan (CDP): The Hilo CDP adopted by Resolution in <br /> 1975 by the Planning Commission recommended that the area be maintained as <br /> RS-10. <br /> DESCRH'TION OF PROPERTY AND SURROUNDING AREAS <br /> 12. Subject Property: The subject property is located on the northwestern corner of <br /> Kanoelehua Avenue and Hualani Street, and is approximately 10,525 square feet in <br /> size. It is rectangular in shape and relatively level. There is a single family dwelling <br /> and an attached carport on the subject property, which will be replaced with a new <br /> one-story building. <br /> 13. ALISH: Urban development. <br /> 14. FIRM: Zone "X", or area determined to be outside the 500-year flood plain. <br /> 15. U.S.D.A. Soil Type: Keaukaha extremely rocky muck, 6 to 20 percent (rKFD), which <br /> consists of well-drained, thin organic soils overlying pahoehoe lava bedrock. Runoff is <br /> medium and the erosion hazard slight. <br /> 16. Land Study Bureau Soil Rating: Urban area. <br /> 17. Drainage: The applicant intends to install a drainage system that meets with the <br /> approval of the Department of Public Works. <br /> 18. Archaeological Resources: Since the property has already been improved with the <br /> existing residence and landscaping, the likelihood of any azchaeological features aze <br /> remote. <br /> 19. Flora and Fauna: The site has already been developed, therefore, impacts to flora and <br /> fauna aze expected to be minimal. <br /> 20. Surrounding Zoning and Land Uses: Adjacent to the property to the north is the site <br /> of Harper Car anc_ Truck Rentals of Hawaii, which was recently rezoned fry .n RS-10 <br /> to ML-20 effective July 3, 1997. Adjacent surrounding lands are zoned RS-10 and in <br /> single family uses. Approximately 300 feet to the north are parcels zoned ML-20, <br /> which includes various industrial uses including the Carpet Isle warehouse and office <br /> and an old warehouse. Approximately 440 feet to the south along Kanoelehua Avenue <br /> -4- <br /> <br />
