<br /> <br /> <br /> <br /> <br /> <br /> Agribusiness, the former property owner, had planned to subdivide the property into 25 <br /> lots ranging in size between 15,000 - 20,000 square feet to provide home ownership <br /> opportunities for C. Brewer's employees. (Exhibit 2 - Ordinance No. 96 151 and <br /> <br /> Ordinance No. 96152) <br /> 6. October 1, 2001: Effective date of Subdivision No. 7472 for the consolidation and <br /> <br /> resubdivision of six lots into four lots (Lots 1-A through 1-D) and an existing roadway <br /> lot. However, after the subdivision was approved, Lot I-D (subject property) did not <br /> <br /> correspond in size and configuration to the 14.69-acre area that was reclassified and <br /> rezoned. Thus, the subject property has a split-zoning and State Land Use designation. <br /> <br /> C. Brewer's plans never materialized, and the applicant purchased the property in <br /> December, 2001. <br /> <br /> 7. August 12, 2003: The applicant filed a State Land Use Boundary Amendment from <br /> Agricultural to Urban and a Change of Zone from A-20a and RS-15 to RA-2a for the <br /> <br /> subject property to create a 6-lot subdivision. However, due to cost considerations, the <br /> applicant withdrew the application on January 15, 2004. <br /> <br /> STATE AND COUNTY PLANS <br /> 8. State Land Use Designation: Urban, for approximately 11.909 acres and Agricultural <br /> <br /> for approximately 2.862 acres. <br /> 9. GP LUPAG Map: Low Density Urban. <br /> <br /> 10. County Zoning: A-20a for approximately 2.862 acres and RS-15 for approximately <br /> 11.909 acres. <br /> <br /> 11. Ohana Dwellings: Ohana dwellings may be allowed in the proposed State Land Use <br /> Rural District and County RA-Ia zoned district. <br /> <br /> 12. Coastal Zone Management, HRS, Chapter 205A: The entire State of Hawaii lies <br /> within the Coastal Zone Management Area. <br /> <br /> 13. Special Management Area (SMA): The Special Management Area is a part of the <br /> Coastal Zone Management Program and regulated by the County. The property is <br /> <br /> located approximately one mile from the nearest coastline and not situated within the <br /> Special Management Area. <br /> <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br /> 14.
