BAOAOPunahele-RE7A7-060.jwd 3-06A7 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> <br /> AOAO PUNAHELE PROFESSIONAL BUILDING <br /> CHANGE OF ZONE APPLICATION (REZ 07-000060) <br /> AOAO PUNAHELE PROFESSIONAL BUILDING has submitted an application for a <br /> Change of Zone from Single-Family Residentia17,500 square feet (RS-7.5) to Neighborhood <br /> Commercial 10,000 square Feet (CN-10) for 9,230 square feet of land. The property is located at <br /> 49 Punahele Street, which is on the south side of Punahele Street approximately 200 feet east of <br /> the Komohana Street and Punahele Street intersection and across from the Hawaii Community <br /> Correctional Facility, Punahoa 2nd, South Hilo, Hawaii, TMK: 2-3-35:18. <br /> PROPOSED DEVELOPMENT <br /> 1. Request: The applicant is requesting a Change of Zone from RS-7.5 to CN-10 to <br /> develop an uncovered, paved parking lot to provide 20 additional employee parking <br /> spaces to service the adjoining Punahele Professional Building. The applicant intends to <br /> consolidate the property with the adjoining Punahele Professional Building lot, pazce142, <br /> which is zoned CN-10. <br /> 2. Reasons for Request: According to the applicant, the present parking lot for the <br /> Punahele Professional Building, which contains 95 pazking stalls for both patrons and <br /> employees, is inadequate to service the needs of the medical complex. Thirty one (31) <br /> employees are presently forced to find on-street pazking a considerable distance away <br /> from the facility. The need for additional pazking is due to the substantial increase in <br /> demand for medical services. <br /> 3. Project Cost: The estimated cost of improvements is $100,000. <br /> 4. Landowner: The current landowner is GELOCAG, who has authorized the request for <br /> the Change of Zone. The Association of Apartment Owners of Punahele Professional <br /> Building is in the process of purchasing the property from GELOCAG under an <br /> Agreement of Sale. <br /> 5. Supportive Information: The applicant has submitted a Change of Zone Application in <br /> support of the request.
