Management Program regulated by the County. The project site is not within the <br /> County's Special Management Area (SMA). <br /> <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br /> 8. Subject Property: The property is 4.852 acres in size and is roughly rectangular in <br /> shape. The western boundary of the property borders Akala Road. There is an existing <br /> 3-bedroom dwelling constructed in 1961 located on the southwestern comer of the <br /> property. The remainder of the property is overgrown with Wainaku and California <br /> grass. <br /> 9. Surrounding Zoning/Land Uses: Surrounding properties aze zoned A-3a to the north, <br /> west and east. To the south aze properties zoned RS-15 along Kaumana Drive. Further <br /> south are properties zoned A-la. Uses in the immediate area include residential and <br /> agricultural activities. <br /> 10. ALISH: Prime Agricultural Land. <br /> 11. Land Study Bureau's Detailed Land Classi£cation System: Existing Urban <br /> Development and "C" or "Fair". <br /> 12. U.S. Soil Survey: Kaiwiki silty clay loam, 10 to 20 percent slopes (KaD). <br /> 13. FIRM: The majority of the project azea is located in Zone "X", an area outside of the <br /> 500-year flood area. There is a small area at the southern portion of the property in Zone <br /> "A". Flood Zone A is the Special Flood Hazard Area inundated by the 100-year flood <br /> where base flood elevations have not been determined. <br /> 14. Flora/Fauna Resources: There were no professional flora/fauna surveys conducted of <br /> the site. The applicants do not believe that rare or endangered floral or faunal resources <br /> are likely on the site, as the property has been previously used for sugar cane cultivation. <br /> The property is not known to be a habitat for any rare or endangered animal life. <br /> 15. Cultural/Historic/Archaeological Resources: Since the property was formerly used for <br /> sugar cane cultivation, no commissioned archaeological survey was conducted. By letter <br /> dated November 15, 2006, the DLNR-SHPD responded that DLNR-SHPD believes that <br /> "no historic properties will be affected" by this undertaking because intensive cultivation <br /> has altered the land, previous grubbing/gradinghas altered the land and this project is <br /> located in former cane lands and pasture. <br /> -2- <br /> <br />
