<br /> r. <br /> L The land is classified by the Land Study Bureau's Overall Master Productivity Rating <br /> system classification as "E" very poor and the property is not classified as "prime", <br /> "unique" or "other important agricultural lands" according to the State Department of <br /> Agriculture's Land of Importance to the State of Hawaii (ALISH) Map. Thus the <br /> proposed rezoning will not result in a loss of a valuable agricultural resource. From a <br /> land use perspective, expansion of the existing urban development in this area would <br /> tend to alleviate the conversion of more productive agricultural lands to urban-type <br /> uses. <br /> M. The subject property has no history of archaeological or habitat constraints, nor are <br /> there any topographic limitations that affect the development of the proposed <br /> subdivision. <br /> N. The property is readily accessible by County standard roadways and required <br /> infrastructure is in place. Public services and other facilities are available to the <br /> property and are not anticipated to be unreasonably burdened as a result of granting <br /> the requested RS-(0 zoning. <br /> Given the above, the applicant believes that this request is reasonable and should be <br /> approved. it will not cause any significant adverse agricultural impact; it does not have <br /> on-site development constraints; it will not overly burden public services or facilities; it <br /> will help address the overall housing needs of this area by adding inventory of available <br /> lots; and it is consistent with the present uses of the neighborhood. <br /> <br />
