CHANGE OF ZONE :1PPLICATION: Kalukalu Properties <br /> Single Family 15,000 square feet to Village Commercial (CV-7.5) <br /> The applicants, Kalukalu Properties, are requesting a Change of Zone for approximately <br /> 2.00 acres of property from the Single Family 15,00 sq. ft. (RS-l5) to the Village <br /> Commercial-7,500 square foot (CV-7.5). The property is located on west side of <br /> Mamalahoa Highway adjacent to the Kona Historical Society in Kealakekua, at Kanakau <br /> I" and 2nd and Kalukalu 1" - 3'd, South Kona, Island of Hawaii, Hawaii, being a portion of <br /> <br /> Tax Map Key 8-1-04:52. <br /> PROPOSED DEVELOPMENT <br /> 1. The applicants propose to legitimize existing on-going commercial uses on the <br /> property by changing the zoning classification from RS-15 to CV-7.5 for the <br /> mauka portion of this lot. These commercial activities will take place in <br /> existing structures that have been continually used commercially since 1912. <br /> 2. The balance of the property will be subdivided from the commercial property <br /> and continue to be zoned Agricultural five-acre (A-Sa) to accommodate the <br /> existing agricultural uses on this portion of the property. <br /> 3. The applicant's plans to lease one of the existing office structures in the <br /> commercial zone to the adjacent Kona Historical Society for exhibit space. <br /> 4. The existing meat processing facility and market will continue to be operated <br /> for those purposes by Kona Specialty Meats. <br /> 5. Greenwell Farms will continue to use the old dairy building as the roasting <br /> facility for coffee crops. <br /> 6. Greenwell Farms will continue to use the remaining office structure as their <br /> business and operations office for all operations, although it may be relocated <br /> off site in the future. <br /> 7. The portion of the property that is the subject of this petition is located <br /> immediately to the west (makai) of Mamalahoa Highway. <br /> 8. The structures are presently connected to County water and are using <br /> cesspools for sewage disposal. <br /> 9. The applicants gain access to this property from Mamalahoa Highway fronting <br /> the eastern boundary of the property. <br /> 10. Electrical power is provided to the property, and all structures, by HELCO <br /> from overhead power lines on Mamalahoa Highway, immediately to the east of <br /> the property.
