Surrounding properties are zoned RS-15, with two properties <br /> <br /> zoned RS-10 just to the north. Within one-half mile of the site, there are various <br /> commercial uses including restaurants, shopping centers, churches, schools and <br /> <br /> convenience stores. <br /> 15. U.S.D.A. Soil Type: Olaa extremely stony silty clay loam, 0 to 20 percent slopes (01D). <br /> <br /> 16. ALISH: Existing Urban Development. <br /> 17. Land Study Bureau's Productivity Rating: Existing Urban Development. <br /> <br /> 18. FIRM: Zone "X", an area outside of the 500-year flood plain. <br /> 19. Flora/Fauna: As the property is improved with a single-family dwelling, no <br /> <br /> professional surveys were conducted of the site. The property is located in an urban <br /> setting in an area dominated by single-family residential uses. The property has been <br /> <br /> extensively landscaped with a lawn and ornamental species. <br /> 20. Archaeological/Cultural/Historical Resources: According to the applicants, due to the <br /> <br /> development and use of the subject property for single family residential purposes since <br /> 1951, it is highly unlikely that any archaeological, cultural or historic sites are present on <br /> <br /> the property. By letter dated August 8, 2007, the applicants have requested a "no effect" <br /> letter from the Department of Land and Natural Resources Historic Preservation Division <br /> <br /> (DLNR-HPD). No response has been received as of the date of this writing. <br /> 21. Public Access: There is no record of a designated public access to the shoreline or <br /> <br /> mountain areas that traverses the property. <br /> PUBLIC UTILITIES AND SERVICES <br /> <br /> 22. Access: Access to the site is from Keahulani Street, which is a County owned and <br /> maintained roadway with a 16-foot paved roadway within a 40-foot right-of-way. <br /> <br /> 23. Water: County water is available to the site from a 6-inch waterline along Kehaulani <br /> Street. <br /> <br /> 24. Wastewater: The existing single-family dwelling utilizes a cesspool for sewage <br /> disposal. The proposed dwelling will use a septic system meeting with the approval of <br /> <br /> the Department of Health. <br /> 25. Solid Waste: All waste will be disposed at appropriate sites designated by the <br /> <br /> -3- <br />
