<br /> <br /> <br /> <br /> <br /> <br /> 14. Surrounding Zoning/Land Uses: Surrounding parcels are zoned A-5a and A-la and <br /> within the State Land Use Agricultural zoned district. Kamuela Haven, located to the <br /> <br /> west and adjacent to the subject property is a residential subdivision with 7,500 square <br /> feet lot sizes. Nani Waimea Subdivision located directly across Mamalahoa Highway <br /> <br /> is a residential subdivision with 8,900 square feet lots. Lands to east are zoned A-40a. <br /> Surrounding land uses include various single-family residential and agricultural uses. <br /> <br /> 15. Soil Conservation Service Soil Survey Report: The Soil Survey Report classifies <br /> <br /> soils within the project site Kikoni Series (KXC). This soil consists of well-drained, <br /> very tine loams that formed in volcanic ash. These soils are nearly level to moderately <br /> <br /> sloping. They are on the Waimea plains at an elevation ranging from 2,600 to 3,600 <br /> feet. In a representative profile, the surface layer is very dark brown very tine sandy <br /> <br /> loam about 6 inches thick. The surface layer is dark brown and dark reddish-brown <br /> very tine sandy and silt loam. The substratum is fragmental Aa lava. The surface <br /> <br /> layer is neutral, and the subsoil is mildly alkaline. The surface is extremely stony in <br /> places. Permeability is moderately rapid, runoff is slow and the erosion hazard is <br /> <br /> slight. <br /> 16. Land Study Bureau's Detailed Land Classification System: Soils within the subject <br /> <br /> property are classified as "C" (Fair) for agricultural productivity by the Land Study <br /> Bureau. <br /> <br /> 17. Agricultural Lands of Importance to the State of Hawaii (ALISH) system: The <br /> <br /> subject property is classified as "Prime" agricultural land. "Prime" agricultural lands <br /> have the soil quality, growing season and moisture supply needed to produce high <br /> <br /> sustained yields of crops economically when treated and managed according to modern <br /> farming methods. <br /> <br /> 18. FIRM: The subject property is located outside the 500-year flood plain (Zone X). <br /> 19. Flora/Fauna: Natural vegetation occurring on the property consist of Bermuda grass, <br /> <br /> hilo <_,rass, rattan and kikuyugrass. No separate studies were conduced, however <br /> planning reports have not indicated the presence of any rare or endangered plant or <br /> <br /> animal life in this area. <br /> <br /> -3- <br />
