Facility with 129 units on the subject property at Hienaloloi 2nd, North Kona, <br />Hawaii. <br />b. The applicant desires to have 129 units in this facility and therefore needs to <br />request a change of zone to accommodate the desired density. The applicant is <br />simultaneously requesting a State Land Use boundary amendment for the portion ` <br />of this parcel (1.19 acres) that is in the agricultural district. A Use Permit is <br />also being sought to allow the development and operation of this Assisted Living <br />Facility. With the concurrence of the Planning Director, these three permits are <br />being sought simultaneously and are all included in this booklet. <br />C. The purpose for this facility is to provide assistance for an independent way of <br />life to those people experiencing some degree of frailty or need in the daily <br />activities of their lives. <br />d. The subject site is 5.213 acres and the floor area of the living facility will be <br />approximately 90,000 square feet. <br />e. The cost of the facility will be in excess of $10,000,000 and is expected to take <br />12 months to construct. <br />f. It is anticipated that there will be 180 residents and 36 to 40 employees at the <br />facility. This is a residential facility operating 24 hours per day and 365 days a <br />year." <br />4. Supportive Information: The applicant has submitted the following in support of the <br />request: (See Exhibit A - State Land Use Boundary Amendment, Change of Zone <br />and Use Permit Applications) <br />STATE AND COUNTY PLANS <br />5. SLU: The State Land Use designation for the mauka portion of the property (1.19 <br />acres) is "Agricultural" and the makai portion (4.023 acres) is designated "Urban." <br />6. General Plan LUPAG Map: The General Plan Land Use Pattern Allocation Guide <br />(LUPAG) Map designates the area as Medium Density. Medium Density allows for <br />village and neighborhood commercial and residential and related functions (3 -story <br />commercial, residential -up to 36 units per acre). <br />-2- <br />
