Planned Unit Development (PUD): The purpose of a PUD is to encourage <br />comprehensive site planning that adapts the design of the development to the land by <br />allowing diversification in the relationships of various uses, buildings, structures, open <br />spaces and yards, building heights, and lot sizes in planned building groups. The PUD <br />would need to be administratively approved after the rezoning. <br />STATE AND COUNTY PLANS <br />6. State Land Use Designation: Agricultural. <br />7. GP LUPAG Map: Low Density Urban. <br />8. County Zoning: Agricultural 5 -acre (A -5a). <br />9. Coastal Zone Management, HRS, Chapter 205A: The entire State of Hawaii lies <br />within the Coastal Zone Management area. <br />10. Special Management Area: The project site is located in the County's Special <br />Management Area (SMA). The SMA is a part of the Coastal Zone Management Program <br />regulated by the County. The property is located approximately 800 feet mauka of the <br />shoreline. <br />DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br />11. Subject Property: The project site is approximately 11.054 acres in size and located <br />approximately 11 miles south of the Kona International Airport at Keahole and four miles <br />south of Kailua-Kona. The property is overgrown with vegetation, currently vacant and <br />located outside of the Kahaluu Historic District. <br />12. Surrounding Zoning and Land Uses: The White Sands Beach Estates and Keauhou <br />View Estates are zoned RS -7.5 and located adjacent to the north of the project site. <br />These areas are fully developed as residential subdivisions.
