Affected Properties: The affected properties within the Piihonua House Lots <br /> Subdivision are primarily rectangular in shape with the lot dimensions ranging from 78 <br /> <br /> feet to 90 feet in width and 140 feet to 180 feet in length. Except for the State-owned <br /> properties, all of these affected properties presently contain single family dwellings <br /> <br /> which were constructed between 1949 and 1967. Five of the dwellings are over 40 <br /> <br /> years old but are in good condition for habitation. Construction of an ohana dwelling <br /> was recently completed in 1995 on one of the properties. The parcel on Reeds Island <br /> <br /> and lands on the Hamakua side of Wailuku River are presently vacant of any structures <br /> or uses. A major portion of the State-owned parcels are presently overgrown with trees <br /> <br /> and shrubs. <br /> 20. Existing Roadway Condition: Portions of the existing 40-foot right-of-way are <br /> <br /> overgrown with trees and grass. Several utility poles are also situated within the right- <br /> of-way. According to records on file, an existing asphalt concrete pavement driveway, <br /> <br /> within the existing 40-foot right-of-way from Waianuenue Avenue, provides access to <br /> three residences located on two parcels fronting Waianuenue Avenue. The existing <br /> <br /> dwelling on Parcel 25, (west side) is situated 15 feet from the existing 40-foot right-of- <br /> way and a portion of the existing garage encroaches within the right-of-way. There are <br /> <br /> two existing dwellings on Parcel 18 (east side). The existing dwelling on the front <br /> <br /> portion of the parcel is situated 29 feet and an existing rock/concrete bomb shelter is <br /> located 4 feet from the existing 40-foot right-of-way. The second dwelling is situated <br /> <br /> 32 feet from the existing 40-foot right-of-way. <br /> 21. Land Study Bureau Report: Lands in the area are classified as Urban uses. Lands on <br /> <br /> the Hamakua side is classified as "C" or Fair and a small portion as "E" or Very Poor <br /> (within the Wailuku River/Gulch). <br /> <br /> 22. Soil Survey Report: The soils between Waianuenue Avenue and Wailuku River are <br /> classified as Keaukaha Series (rKFD) extremely rocky muck, 6 to 20 percent slopes. <br /> <br /> -7- <br />
