Yamashiro per Communication No. 617, dated November 25, 1997, regazding the change of <br /> zone request by Oda/McCarty Architects, Ltd. at Waiakea, South Hilo, Hawaii, <br /> TMK: 2-2-34:35, reports as follows: <br /> Bill No. 177 amends Section 25-8-33 (City of Hilo Zone Map), Article 8, Chapter 25 (Zoning <br /> Code) by changing the district classification for approximately 22,500 squaze feet of land from a <br /> Single Family Residential (RS-10) to a Neighborhood Commercial (CN-7.5) zoned district. <br /> The subject property is located on the east side of Manono Street approximately 200 feet north of <br /> its intersection with Hualani Street in Waiakea House Lots. The property is owned by Juro <br /> Murakami, Etsuro Murakami, Keiji Murakami, Jean K. Murakami, Norman Murakami, Peter <br /> Murakami and Leo Murakami, who have granted authorization to the applicant for the change of <br /> zone application. The applicant is requesting a change of zone to relocate its azchitectural and <br /> planning office to the subject site because their current office site was recently acquired by Big <br /> <br /> Island Candies, Inc. <br /> The subject property is rectangulaz in shape and relatively level. The site plan submitted by the <br /> applicant indicates an existing 1,840 square foot two-story dwelling, greenhouse, garage and <br /> shed on the subject property. The dwelling will be converted into the office and the existing <br /> garage will be retained and used as a portion of the pazking azea. The site plan indicates nine <br /> <br /> proposed parking stalls on the site as well as a landscaping buffer on the northern portion of the <br /> <br /> property. Access to the property is from Manono Street, a County road with an approximate 20- <br /> <br /> foot wide pavement in good condition, with 2-foot wide paved shoulders, all within an <br /> <br /> approximate 50-foot right-of--way. <br /> Water is available to the subject property from an existing 5/8-inch meter with a maximum <br /> allotment of 600 gallons of water a day. A County sewer line fronts the subject property to <br /> which the Department of Public Works requires a connection. <br /> <br /> Adjacent properties to the subject property aze zoned RS-10 acid aze in single family residential <br /> <br /> uses. Single family dwellings surround the property to the north, east and south, and the <br /> <br /> Kilohana Oka Malamalama Church is situated directly across from the subject property to the <br /> <br /> west. <br /> <br /> At the northern end of the Waiakea Houselots in the vicinity of the Hoolulu Park Complex, one <br /> <br />
