~r

.s
PC-67 Page 2 July 1, 1997
The subject property has no severe topographic or geologic problems which cannot be properly
rectified or which would render the land unusable for the proposed use.
The subject property is within an azea that has been extensively developed for commercial and
industrial uses. Adjacent lands to the east, south and west aze zoned ML-20, except for land to
the immediate north of the subject property which is zoned CN-10. Lands southwest of the
subject property are zoned CG-7.5. Existing establishments surrounding the subject property
include Morning Dew Restaurant and Lounge, Pacific Isle Packaging, HPM Truck Storage Yazd,
American Machinery, Thy Word Ministries, Waiakea Kai Shopping Plaza (includes Tri-plex
theatre, Fun Factory, McDonald's Restaurant & other retail establishments), Fiasco's Restaurant,
Jack's Tours and the County Waiakea Recreation Center.
The Planning Commission concurs with the following Planning Director's reasons for
recommending a favorable consideration of the change of zone:
1. The change of zone request conforms to the goals, policies and standards of the
General Plan.
2. The zone request conforms to the Land Use Pattern Allocation Guide (LUPAG)
Map of the General Plan which designates the subject property for Industrial.
3. The Hilo Community Development Plan (CDP) adopted by resolution in 1975,
suggests the retention of industrial zoned lands.
4. All essential utilities and services are or will be available to the subject property.
Your Committee amended Conditions E and F of Bill No. 102 by clarifying language relating to
roadway improvements.
Your Committee on Planning is in accord with the intent and purpose of Bill No. 102, Draft 2,
and recommends that it pass ilrst reading.
CES
AYES NOES A&E EX Respectfully submitted
LE~THEAU-T000 X COMMITTEE QN PLANNING
TYLER J( '
xErnoLOS x BOBBY JEAN LEITHEAD-TODD, CHAIR
SANTANGELO J{
sM~TFI x PC REPORT NO. 67 `
vacoNC X ADOPTED: JUL l 3 1997 -
ARAKAKI E.O.M.
