County Zoning: The property is currently zoned Agricultural-5 acre (A-5a). <br /> 9. SMA: The property is not situated within the Special Management Area. <br /> <br /> DESCRIPTION OF SUBJECT PROPERTY AND SURROUNDING AREA <br /> 10. Property: The subject property has a total land area of 5.821 acres. The property is <br /> <br /> rectangular shaped and is presently undeveloped, although the project site has been <br /> previously graded and utilized for cattle grazing. The project site is currently barren with <br /> <br /> the exception of a few grasses and weeds. <br /> 11. Adjacent Land Uses: Kanehoa Street is situated along the project site's north-.m <br /> <br /> boundary. To the south are State-owned lands designated as A-5a. Lands adjacent to the <br /> east and west, consisting of 5+-acre lots are also zoned A-5a. <br /> <br /> 12. Surrounding Land Uses: Surrounding lands in the vicinity ofKanehoa Subdivision <br /> includes the vacant State-owned lands to the south designated as Agricultural by the State <br /> <br /> Land Use Commission and A-5a by the County. The 10-lot Kamuela Plantations to the <br /> east and the 36-lot Anekona Estates Subdivision to the west are mostly comprir;ed of <br /> <br /> lands designated as Agricultural by the State Land Use Commission and zoned A-5a by <br /> the County. The 26-lot Waimea Landmark Estates, located across the Kawaihse Road to <br /> <br /> the northeast, is designated as Agricultural by the State and zoned A-3a by the County. <br /> These subdivisions include farm dwellings, agricultural uses and vacant lands. Since <br /> <br /> October 1996, the County Council has approved State Land Use District boundary <br /> amendments from an Agricultural to a Rural District and Changes of Zone from A-5a to <br /> <br /> RA-2a for eight 5-acre parcels within the adjacent Kamuela Plantations Subdivision, <br /> <br /> Anekona Estates and Kanehoa Subdivisions. (See Exhibit B-Location Map) <br /> 13.
