Hilo Community Development Plan: The Hilo Community Development Plan adopted <br /> by Resolution No. 1 on May 21, 1975 designates this area as RM -4. <br /> DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br /> 10. Subject Property: The property is a vacant, approximately 9,678 square foot parcel <br /> located on Manono Street. The parcel was formerly used as a site for a single - family <br /> residence, but the dwelling has since been demolished. <br /> 11. Surrounding Zoning and Land Uses: The land uses in the area are a mix of residential <br /> and commercial uses. The Atebara Potato Chip Factory is located adjacent to the <br /> property to the north. Immediately adjacent properties to the east and south are zoned <br /> RS -10. However, there are several parcels zoned Neighborhood Commercial to the north <br /> of the property on both sides of Manono Street, including churches, commercial uses and <br /> offices. Rezonings in the area from RS -10 to Neighborhood Commercial include: <br /> • TMK: 2 -2 -34: 85 and 93 (Ordinance No. 00 031) <br /> • TMK: 2 -2 -34: 12 (Ordinance No. 06 107) <br /> • TMK: 2 -2 -34: 13 (Ordinance No. 06 124) <br /> • TMK: 2 -2 -34: 84 (Ordinance No. 08 006) <br /> • TMK: 2 -2 -36: 25 and 26 (Ordinance No. 08 20) <br /> • TMK: 2 -2 -34: 88 (Ordinance No. 09 45) <br /> 12. U.S.D.A. Soil Type: Keaukaha extremely stony muck, 6 to 20 percent slopes (rKFD). <br /> The Keaukaha Series consists of well drained, thin organic soils over pahoehoe lava <br /> bedrock. <br /> 13. Land Study Bureau's Productivity Rating: Unclassified. <br /> 14. Noise Impacts: Existing ambient noise includes airport/aviation use and vehicular <br /> traffic. <br /> _2 <br />
