Comm. 525 /Bill 167 <br />BTakataREZ-1 1 /1 8/1 1 <br />COUNTY OF HAWAII PLANNING DEPARTMENT <br />BACKGROUND REPORT <br />TAKATA DENTAL HEALTH CENTER, INC. <br />CHANGE OF ZONE APPLICATION (REZ 11 -146) <br />TAKATA DENTAL HEALTH CENTER, INC. has submitted an application for a <br />Change of Zone from a Single - Family Residential — 10,000 square feet (RS -10) to a Residential - <br />Commercial Mixed Use — 20,000 square feet (RCX -20) zoning district for approximately 1.0 <br />acre of land. The subject property is located on the west side of Kilauea Avenue, approximately <br />750 feet south of the Kawili Street — Kilauea Avenue intersection and across from Maemae <br />Street, Waiakea Homestead Houselots, South Hilo, Hawai`i, TMK: 2- 2- 038:028. <br />PROPOSED ACTION <br />1. Applicant's Request: Change the zoning district from Single - Family Residential — <br />10,000 square feet (RS -10) to Residential - Commercial Mixed Use — 20,000 square feet <br />(RCX -20) for 1.0 acre of land. According to the Zoning Code, the purpose of the <br />Residential- Commercial Mixed Use zoning district is to provide for the mixing of some <br />small -scale service type commercial uses in a district that is primarily residential in <br />character. The intent of this district is to allow a residential area to have certain <br />convenience type of commercial uses while maintaining the neighborhood character of <br />the residential area. Requirements for establishing a land use in the RCX district, <br />including a list of the variety of permitted land uses, are shown in Section 25 -5 -40 to 49 <br />of the Zoning Code. (P.D. Reason for Request: The applicant is requesting the change of zone in order to establish <br />a single -story approximately 4,200 - square foot dental office building on the property. <br />Currently, the applicant operates a dental clinic that includes general and pediatric <br />dentistry at 445 Waianuenue Avenue. Rather than improving the existing clinic which <br />has limitations due to the old age of the building and small size of the property, the <br />applicant proposes to relocate the clinic to the subject property which is capable of <br />
