4. Objectives: The applicant provided the following: <br /> "The applicant is proposing to develop the subject area with approximately thirty(30) <br /> 15,000 square foot single family residential lots." <br /> "The area is immediately adjacent to the proposed Keauhou View Estates'subdivision <br /> (TMK: 7-7-08:11) which Towne was in the process of acquiring. This area was <br /> originally zoned for Single Family Residential uses in 1983. Towne subsequently <br /> requested an amendment to the conditions of approval of this rezoning which was <br /> approved by the County on May 22, 1996." <br /> "The subject area is proposed to be incorporated into this residential subdivision, whereby <br /> the road system would be extended to provide access for the proposed lots. The proposed <br /> 15,000 square foot residential zoning is consistent with the existing zoning of the <br /> adjacent lands on the south, mauka(east) of the proposed Alii Highway." <br /> 5. Additional Information: The applicant has submitted the following in support of the <br /> request: (See Exhibit A-Change of Zone and State Land Use Boundary <br /> Amendment Application) <br /> STATE AND COUNTY PLANS <br /> 6. SLU: Agricultural <br /> 7. General Plan LUPAG Map: Urban Expansion Area, which allows for a mix of high <br /> density, medium density, low density, industrial and/or open designations in areas <br /> where new settlements may be desirable, but where the specific settlement pattern and <br /> mix of uses have not yet been determined. Within areas designated for development as <br /> resorts, portions of the resort area may be included in the urban expansion area. <br /> 8. General Plan Consistency: Economic, Housing, Environmental Quality, Flood Control <br /> and Drainage, Public Utilities,Transportation, Land Use Residential elements, goals, <br /> policies and courses of action for North Kona. <br /> 9. Hawaii State Plan Consistency: Economy, Population, Physical Environment, Land <br /> and Air Quality, Water, Facility Systems for Solid and Liquid Wastes, Transportation, <br /> Socio-Cultural Advancement(Housing) objectives and policies. <br /> 10. Kona Regional Plan: Single Family Residential 4 units per acre (RES-4). <br /> -2- <br />
