Soil Type: Keaukaha extremely stony muck, 6 to 20 percent slopes (rKFD). <br /> The Keaukaha Series consists of well drained, thin organic soils over pahoehoe lava <br /> bedrock. <br /> 13. Land Study Bureau's Productivity Rating: Existing Urban Developement. <br /> 14. FIRM: Zone "X", an area outside of the 500-year flood plain. <br /> 15. Coastal Hazards: The property is not an oceanfront parcel, and will not affect, or be <br /> affected by shoreline processes. <br /> 16. Recreational Resources: The proposed development will not reduce the size of the <br /> coastline or other areas used for public recreational uses. <br /> 17. Scenic Resources: The project will not affect the line-of-sight towards the ocean or the <br /> mountains. <br /> 18. Flora/Fauna: According to the applicant, the project site has been in prior residential <br /> use for more than 80 years. It is located within an urban environment close to <br /> commercial, industrial and residential uses, therefore no professional surveys were <br /> conducted. According to the applicant, the long-term residential use and established <br /> urban qualities in the project area make it poorly suited as a habitat for any listed or <br /> candidate for endangered species. The applicant does not believe that any rare or <br /> endangered floral or faunal resources are likely to be found within or proximate to the <br /> project site. <br /> 19. Archaeological/Historical Resources: No professional archaeological or cultural <br /> surveys were submitted with the subject application. By letter dated April 9, 2014, the <br /> Planning Department has requested for comments from the DLNR-SHPD. As of the date <br /> of this writing, no response has been received. <br /> 20. Cultural or Native Gathering Rights: There is no evidence of any traditional and <br /> customary Native Hawaiian rights being practiced on the site, nor existence of any known <br /> valued cultural, historical or native resources in the area. <br /> 21. Public Access: There is no record of a designated public access to the shoreline or <br /> mountain areas that traverses the property. <br /> -3- <br />
