Approval for the proposed development from the Planning Director in accordance <br />with Section 25-2-70, Chapter 25 (Zoning), Hawaii County Code. Plans <br />shall identify all existing and/or proposed structure(s), paved driveway access and <br />parking stalls associated with the proposed development. Landscaping shall be <br />indicated on the plans for the purpose of mitigating adverse noise or visual <br />impacts to adjacent properties in accordance with the requirements of Planning <br />Department's Rule No. 17 (Landscaping Requirements) and Chapter 25 (Zoning <br />Code), Hawaii County Code. <br />G. All driveway connections to Kino`ole Street and Long Street shall conform to <br />Chapter 22, County Streets, of the Hawaii County Code. <br />H. Roadway improvements to Lono Street, to include curb, gutter and sidewalk <br />improvements for a 60 -foot wide right-of-way, shall be provided along the <br />property's entire Long Street frontage, with the exception of access points, in a <br />manner meeting with the approval of the Department of Public Works, prior to the <br />issuance of a Certificate of Occupancy for any portion of the proposed <br />commercial development or the issuance of Final Subdivision Approval, <br />whichever is applicable. <br />I. The applicants shall improve Kino`ole Street with a "full width" (10 -foot wide up <br />to the existing curb) concrete sidewalk along the property's entire Kino`ole Street <br />frontage complying with the Department of Public Work's Standard Detail R-34. <br />J. Should the applicants successors or assigns develop a land use which the <br />Planning_ Department in consultation with the Department of Public Works, <br />determines will generate over 50 peak hour trips, a Traffic Impact Analysis Report <br />(TZAR) shall be submitted for review and approval by the Department of Public <br />Works prior to Final Plan Approval.
