The property is located along the south side of Lama Street, approximately 500 feet west <br /> of the Railroad Avenue—Lama Street intersection, Pana`ewa House Lots, Waiakea, South Hilo, <br /> Hawai`i, TMK: 2-2-051:003. <br /> PROPOSED ACTION <br /> 1. Applicant's Request: The applicant is requesting a Change of Zone from A-3a to <br /> RA-la for 2.73 acres of land in order to subdivide the property into two lots. The RA-la <br /> zoning district, with a minimum lot size of 1 acre, would allow a maximum density of 2 <br /> lots for the 2.73-acre property. Reason for the Request: The applicant is requesting the change of zone in order to <br /> subdivide the property into two lots for family estate planning purposes. There are two <br /> dwellings constructed on the subject property. Upon approval of the request, the <br /> applicant plans to convey a lot with a dwelling to each of her two children. <br /> 3. Landowner: The applicant is the landowner of the property. <br /> STATE AND COUNTY PLANS <br /> 4. State Land Use District: Urban. <br /> 5. General Plan LUPAG Map Designation: Low Density Urban. This designation allows <br /> residential uses (up to six units per acre), with ancillary community and public uses, and <br /> neighborhood and convenience-type commercial uses. <br /> 6. County Zoning: Agricultural- 3 acres (A-3a). The applicant is requesting Residential <br /> and Agricultural-1 acre(RA-1a) zoning. According to the Zoning Code, the purpose of <br /> the Residential and Agricultural zoning district is to provide for activities or uses <br /> characterized by low density residential lots in rural areas where"city-like" <br /> Re: Bill 158/Comm. 728 <br />
