This is consistent with our current standard <br /> condition language requiring a timeline to complete construction and ultimately <br /> provides an equivalent amount of time to that which the applicant is requesting. <br /> • Condition D: The applicant suggested that we remove the 5-year deadline to <br /> subdivide and dedicate future road widening setbacks and have that <br /> subdivision/dedication action happen as respective development of the parcels <br /> abutting the street occurs, with the trigger for such improvements associated with the <br /> issuance of occupancy permits for the respective commercial development. In order <br /> to simplify the language for compliance purposes, the director suggests an 8-year <br /> deadline which matches Condition C, or prior to issuance of occupancy permits, <br /> whichever is sooner. <br /> • Conditions E: Similar to Condition D, the applicant proposes to associate the <br /> installation of full roadway improvements on Laukapu and Kekuanao`a Streets with <br /> the development of the associated parcels and have the completion trigger be prior to <br /> the issuance of occupancy permits for the proposed development. In order to simplify <br /> the language for compliance purposes, the Director suggests an 8-year deadline which <br /> matches Condition C, or prior to issuance of occupancy permits,whichever is sooner. <br /> • Condition F: Similar to the preceding roadway improvement conditions, the <br /> applicant the applicant proposes to tie the timing corner radius improvements for the <br /> intersections of Kekuanao`a and Laukapu and Kekuanao`a and Hinano Streets to the <br /> associated subject parcels. Unlike the other proposed condition language, there is no <br /> associated completion trigger. hi order to ensure consistent compliance with required <br /> roadway improvements associated with this project, the Director recommends an <br /> 8-year compliance deadline which matches Condition C, or prior to issuance of <br /> occupancy permits, whichever is sooner. <br /> Based on the preceding, the requests to amend Condition C (time to complete <br /> construction) to allow a time extension to complete construction of the proposed project <br /> and associated Conditions D, E, and F (Roadway Infrastructure)is not contrary to the <br /> original reasons for granting the change of zone. <br />
