BMahnkeREZ.mjj-9/12/16 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> KRISTEN MAHNKE <br /> CHANGE OF ZONE APPLICATION (REZ 16-209) <br /> KRISTEN MAHNKE has submitted an application for a Change of Zone from Single- <br /> Family Residential— 10,000 square feet (RS-10) to Neighborhood Commercial— 10,000 square <br /> feet(CN-10) zoning district for 16,315 square feet of land. The subject property is located on <br /> the east side of Kilauea Avenue approximately 130 feet south of the Puainako Street- Kilauea <br /> Avenue intersection, Waiakea Homestead Houselots, South Hilo, Hawai`i, TMK: 2-2-040:108. <br /> PROPOSED ACTION <br /> 1. Applicant's Request: Change the zoning district from Single-Family Residential— <br /> 10,000 square feet(RS-10) to Neighborhood Commercial— 10,000 square feet(CN-10) <br /> for 16,315 square feet of land. According to the Zoning Code, the purpose of the <br /> Neighborhood Commercial zoning district is to provide strategically located centers <br /> suitable for commercial activities which shall be of such size and shape as will <br /> accommodate a compact shopping center which supplies goods and services to a <br /> residential or working population on a frequent need or convenience basis. This district is <br /> distinguished from a central commercial district which provides general business and <br /> broad services to a city or region. Requirements for establishing a land use in the CN <br /> district, including a list of the variety of permitted land uses, are shown in Section 25-5- <br /> 100 to 108 of the Zoning Code. Proposed Development: The applicant requests the change of zoning to CN-10 in order <br /> to construct a new 3,000 square foot single-story office building for either rental or <br /> personal use.
