Flood Zone: According to the Department of Public Works (DPW) Engineering <br /> Division, the subject parcel is currently designated as Zone X on the Flood Insurance Rate <br /> Map (FIRM)by the Federal Emergency Management Agency(FEMA). Zone X is an <br /> area determined to be outside the 500-year floodplain. <br /> 22. Archaeological/Historical/Cultural Resources: On April 20, 2015, the State of <br /> Hawai`i Department of Land and Natural Resources-Historic Preservation Division <br /> determined in response to a grading permit application that "no historic properties will be <br /> affected" letter for the entire 0.52-acre parcel, including work within a portion of the <br /> County right-of-way. DLNR-HPD further stated that recent aerial photos from Google <br /> Earth indicate that the area has been impacted by previous grading and grubbing which <br /> has significantly altered the land. <br /> 23. Cultural or Native Gathering Rights: There is no evidence of any traditional and <br /> customary Native Hawaiian rights being practiced on the site, nor existence of any known <br /> valued cultural, historical or native resources in the area. <br /> 24. Flora/Fauna Resources: There was no formal flora/fauna study conducted for this time <br /> extension request. Due to previous grading and grubbing activity, it is unlikely that any <br /> threatened or endangered floral or faunal species are present on the property. <br /> 25. Public Access: There is no record of a designated public access to the shoreline or <br /> mountain areas that traverses the property. <br /> 26. Traffic Impacts: The concurrency section of the Zoning Code states that a traffic study <br /> is required whenever a proposed development will enerate over 50 peak hour trips. <br /> According to the Institute of Transportation Engineers Trip Generation Manual, <br /> 5,700 square feet of warehousing and 4,300 square feet of general retail would generate <br /> about 33 trips during the a.m. and p.m. peak hour periods. Thus, a Traffic Impact <br /> Analysis Report is not required. <br /> -4- <br />
