BRILHANTE has submitted an application for a Change of Zone from an <br /> Agricultural-1 acre (A-1a) to a Single Family Residential-20,000 square feet (RS-20) Zoning <br /> district for approximately 50,791 square feet of land. The property is located at <br /> 65-1102 Hoku`ula Road, north of the Spencer Road-Held 'ula Road junction, Waimea <br /> Homesteads, South Kohala, Hawai`i, TMK: 6-5-004:049. <br /> PROPOSED ACTION <br /> 1. Applicant's Request: The applicant is requesting to change the zoning district from <br /> A-la to RS-20 for a 1.166-acre parcel in order to create a 2-lot subdivision. Upon <br /> subdivision, one of the resulting lots will be conveyed to a member of the applicant's <br /> family to build a residence. The applicant intends to continue living in the existing <br /> permitted dwelling located on the subject property. According to the Zoning Code, the <br /> purpose of the Single-Family Residential district is to provide for low and medium <br /> density residential uses in areas having facilities. Requirements for establishing a land <br /> use in the RS district, including a list of the variety of permitted land uses, are shown in <br /> Section 25-5-1 through 8 of the Zoning Code. ;(Planning Department Exhibit 1- <br /> Zoning Code Requirements for Single-Family Residential Districts) <br /> 2. Reason for the Request: The purpose of the request is to allow the creation of an <br /> approximately 22,137 square foot parcel that will be conveyed to a member of the <br /> applicant's family. Access to the new parcel is proposed via an electrical and utility <br /> easement from Hoku`ula Road. The proposed;second lot will be situated in what is <br /> currently the backyard of the applicant's residence and is currently vacant of any use, <br /> although it was used intermittently for grazing purposes in the past.
