The property is located at the northwest corner of <br /> Mohouli Street and Komohana Street in the Waiakea Cane Lots, Waiakea, South Hilo, Hawai`i, <br /> TMK: (3) 2-4-001:184. <br /> PROPOSED ACTION <br /> 1. Applicant's Request: The applicant is requesting a State Land Use Boundary <br /> Amendment from Agricultural to Urban for 6.569 acres of land, which is the future site <br /> of Phase 3 of the Mohouli Heights Senior Neighborhood Project. (Planning <br /> Department (P.D.) Exhibit 1 —State Land Use Boundary Amendment <br /> (15-acres or less) Application dated October 5, 2017) <br /> Reasons for the Request: The applicant is currently requesting a State Land Use <br /> Boundary Amendment from Agricultural to Urban for 6.569 acres of land to continue <br /> developing 92-units affordable senior housing units as Phase 3 of the Mohouli Heights <br /> Senior Neighborhood Project, which aims to provide affordable housing and related <br /> senior services on four adjoining parcels in South Hilo, which were made available by <br /> Governor's Executive Order No. 4224. Phase 1 of the project consisted of 60-units and <br /> was completed in 2014. Phase 2 consisted of 30-units and received final inspection in <br /> October 2017. Additionally, the Hilo Adult Day Center facility is under construction and <br /> is scheduled for completion in the spring of 2018. The project was initially separated into <br /> four(4) phases for financial reasons. Phase 3 originally consisted of 60-units and Phase 4 <br /> originally consisted of 32-units. However, when financing was awarded for the <br /> combined 92-units, Phases 3 and 4 were consolidated and will be referenced as Phase 3 <br /> throughout this report. <br /> 1 <br />
