Access to the subject properties is from two <br /> existing driveways along Kekuanao`a Street, which is improved with curb and sidewalk <br /> fronting the site. Kekuanao`a Street currently has a right-of-way of approximately 60 feet <br /> fronting the subject properties. Manono Street is approximately 60 feet wide fronting <br /> Parcel 25. Hinano Street is approximately 40 feet wide fronting Parcel 26. Condition F of <br /> Ordinance No. 08 20 requires improvements to the entire frontage of Hinano Street <br /> consisting of, but not limited to,pavement widening with concrete curb, gutter and <br /> sidewalk, drainage improvements, and any required utility relocation upon construction of <br /> new building on Parcel 26. The Director is recommending amending Condition F to require <br /> the roadway improvements be complete prior to commencement of any commercial <br /> operation on Parcel 26. <br /> DPW further recommended that the existing hedge on the corner of Kekuanao`a <br /> Street and Manono Street be limited to a height of three (3) feet and a"No Left Turn" sign <br /> be installed at each of the existing driveways along Kekuanao`a Street. These are <br /> Conditions H and I of Ordinance No. 08 20. The Director is recommending amending <br /> Condition H to require installation of the "No Left Turn" signs prior to securing Final Plan <br /> Approval for any commercial use. Furthermore, the Director is recommending amending <br /> condition Ito ensure that the applicant maintains the hedge at a height of no more than (3) <br /> feet. <br /> County water is available from an existing 8-inch waterline within Manono Street, <br /> an existing 6-inch water line within Kekuanao`a Street and an existing 6-inch water line <br /> within Hinano Street and the subject parcels are currently served through existing 5/8" <br /> water meters, which are each limited to a maximum daily usage of 600 gallons per day. <br /> Condition B of Ordinance 08 20 requires the applicant to submit anticipated maximum <br /> daily water usage calculations for the proposed project, prepared by a professional engineer <br /> licensed in the State of Hawai`i for review and approval. Based on the anticipated water <br /> usage calculations, DWS will determine if the existing meters can accommodate the <br /> proposed uses or if larger or additional.meters are needed. The Director is recommending <br /> amending Condition B to require payment of any required water commitment deposits <br /> prior to securing Final Plan Approval for a commercial use. <br />
