A drainage study shall be prepared and the recommended <br /> drainage system shall be constructed meeting the approval of the Department of Public <br /> Works. The drainage study and improvements must be completed prior to the <br /> construction of any proposed structures. <br /> The subject parcel is in an area designated as Zone X on the Flood Insurance Rate Map <br /> (FIRM) by the Federal Emergency Management Agency (FEMA). Zone X is an area <br /> determined to be outside the 500-year floodplain. <br /> The existing Nalani Street is 40' wide and the current minimum width of a County road is <br /> 50'. Based on the proposed zoning, we recommend the applicant provide improvements <br /> to the subject property's Nalani Street frontage consisting of, but not limited to, pavement <br /> widening with concrete curb, gutter and sidewalk, drainage improvements, and any <br /> required utility relocation, meeting the requirements of the Americans with Disabilities Act <br /> and the approval of the Department of Public Works. The improvements shall be located <br /> within any future road widening setback as may be established by the Planning <br /> Department. <br /> Install streetlights and traffic control devices as may be required by the Traffic Division, <br /> Department of Public Works.
