The subject property is <br /> located at 69 Nalani Street, approximately 663 feet south of its intersection with Haihai Street, <br /> Waiakea Homesteads 1st Series, Waiakea, South Hilo, Hawaii, TMK: 2-4-021:059. <br /> PROPOSED ACTION <br /> 1. Applicant's Request: A Change of Zone from a Single-Family Residential-15,000 <br /> square feet (RS-15) to Single-Family Residential-10,000 square feet (RS-10) zoning <br /> district in order to create a two-lot subdivision. Each lot will be a minimum of <br /> 10,000 square feet in size. There is an existing, dilapidated single-family dwelling on the <br /> property that will be demolished, and a new single-family dwelling will be built on each <br /> of the proposed lots. <br /> 2. Project Timeline and Cost: Upon approval of the change of zone, the applicant will <br /> apply for subdivision approval immediately. The applicant estimates the cost of <br /> subdivision improvements to be approximately$2,500 and estimates construction of each <br /> of the new single-family dwellings to cost approximately$250,000. <br /> 3. Supportive Information: The applicant has submitted the attached in support of the <br /> request: (Planning Department Exhibit 1 - Change of Zone Application dated <br /> August 15, 2018) <br /> 4.
