8. Special Management Area: The subject property is located about approximately 2.5 <br /> miles from the nearest shoreline and is not in the Special Management Area. <br /> DESCRIPTION OF SUBJECT PROPERTY AND SURROUNDING AREA <br /> 9. Subject Property: The subject 23,538 square-foot property is rectangular in shape and is <br /> fairly level. There is an existing single-family dwelling on the front (western) portion of <br /> the property closest to Nalani Street that was built in 1959. The dwelling is dilapidated <br /> and will be demolished. The remainder of the property is cleared and improved with <br /> grass lawn and some ornamental landscaping. <br /> 10. Surrounding Zoning/Land Uses: Most of the surrounding properties are similarly zoned <br /> RS-15 and are improved with single family dwellings. The property directly adjacent to <br /> the north was rezoned in 1991 (Change of Zone Ordinance No. 91-017) from RS-15 to <br /> RS-10 to allow for a two (2)-lot subdivision. <br /> 11. Flood Zone: Zone "X", an area determined by FEMA to be outside the 500-year flood <br /> plain. <br /> 12. ALISH: Existing Urban Development. <br /> 13. Land Study Bureau's Productivity Rating: Existing Urban Development. <br /> 14. Flora/Fauna Resources: No formal flora or fauna studies were completed for the subject <br /> property as it has been cleared and used for residential purposes since 1959. Residential <br /> development removed the original floral/faunal resources from the property, which has <br /> since been landscaped with various trees, shrubs, and grass lawn. Based on the preceding, <br /> the applicant does not believe that any rare floral or faunal resources are likely to be " <br /> • found within the subject property. <br /> 15. Archaeological/Historical Resources: No professional archaeological studies were <br /> completed for the subject property as it has been cleared and used for residential purposes <br /> since 1959. A copy of this rezone application was sent to SHPD as part of this application <br /> process. As of the time of this writing, the Planning Department has not received a <br /> -response. <br /> 16. Cultural Resources: The applicant is not aware of any features of cultural importance <br /> and there is no known history of traditional gathering associated with the property. <br /> 17. Public Access: There is no record of a designated public access that traverses the <br /> • property. <br /> -2- <br />
