May 8, 2015: The Planning Director granted an administrative time extension to <br /> Condition C (Time to Complete Construction)until August 14, 2017. <br /> 10. September 2,2015: Date of an unrecorded ground lease agreement between the fee <br /> owner of the property, H. Shiroma, Inc. as lessor and the applicant, as lessee, for the <br /> subject property for a period of 15 years. Hilo Community Development Plan (CDP): The Hilo CDP, adopted by Resolution <br /> No. 1 on May 21, 1975, identifies the area as Single-Family Residential-10,000 square <br /> feet (RS-10). <br /> 15. County Zoning: Neighborhood Commercial (CN-40). According to the Zoning Code, <br /> the Neighborhood Commercial (CN) district applies to strategically located centers <br /> suitable for commercial activities which shall be of such size and shape as will <br /> accommodate a compact shopping center which supplies goods and services to a <br /> residential or working population on a frequent need or convenience basis.
