County of Hawaii <br /> Department of Planning <br /> Parcel 3-1-6-045-007-0000 <br /> Applicants Roy and Stephanie Bath <br /> 3B.Description of the subject property/location: Existing uses, structures and <br /> topography: use of remainder of the property not covered under special use permit. <br /> Parcel 3-1-6-045-007-000 is located on Moho Road (8 road) between F. and G roads in <br /> Hawaiian Acres, on the boundary shared by Kurtistown and Mountain View. All <br /> Hawaiian Acres roads are privately owned collectively by land owners.The parcel is <br /> accessible from highways 130 and 11 . The County of Hawaii entered into an easement <br /> agreement with a handful of lot owners in the early '90s creating a public easement <br /> through Hawaiian Acres from Ainaloa Blvd to Highway 11 . To access the parcel from <br /> highway 130 go to the top of Ainaloa Blvd. Turn right taking you onto Koala Maoli (9 <br /> road) a private paved road. Turning left on F road (Ale) proceed to Moho road (8 Rd.). <br /> Turn left. Travel approximately 1/3 mile on dirt/gravel road to pole 90 makai. <br /> The parcel may also be accessed from Highway 11 by turning onto South Kuali road. <br /> Turn right at the T. Proceed on Moho rd (8 Rd.) to F road (Ale). Pavement ends here. <br /> Proceed 1/3 mile to pole number 90. The parcel begins at this pole makai. <br /> The parcel is 3 acres. It is 150 feet wide and 871 feet deep. It has rolling topography. <br /> There is a bulldozed drive way, 28'x28' residence, utility shed and water catchment <br /> tank. Pallet bins are present containing decomposing green waste mulch. Propagation <br /> stock and privacy hedges have been planted in composted mulch. The mulch is a much <br /> appreciated resource!!! Mahalo Hawaii County! Fruit and nut trees continue to be <br /> integrated into the landscape using natural depressions and dozed perimeters as <br /> planting sites. Harvesting has begun. Lilikoi has been planted. Cassava and sweet <br /> potato have been introduced and harvested. Organic vegetable production has been <br /> successful. Organic fruit is also being harvested. <br /> Area for the proposed use of operation, including parking and driveway will be <br /> approximately 5720 sq feet. There will be 2 parking stalls. All parking is off street. 450 <br /> feet of driveway will be shared with agricultural/residential applications. The MAE will be <br /> housed in a converted bedroom of the permitted 28' X 28', 2 bedroom, one story <br /> residence. (currently under construction) Conversion of the bedroom will occur upon <br /> receiving the special permit. Petitioners understand that the permit is conditional on <br /> conversion specs in accordance with public works for home occupancy offices.The <br /> office will not exceed 10 percent of the total living area of the dwelling. Agricultural land <br /> use applications will remain active and unaffected <br />
