The property has been utilized for the service and <br /> maintenance shop that once supported cane haul trucks servicing the `O`6kala Mill. <br /> There are two easements affecting the properties: one is an easement in favor of HELCO <br /> and Hawaiian Telephone Co. for the purpose of constructing,reconstructing, repair, <br /> maintenance and operation of poles and wirelines associated with these utilities, and the <br /> other is an access and utility easement on the adjacent property to the west in favor of the <br /> applicant, which will be used to provide access to the proposed subdivision. <br /> 12. Agricultural Lands of Importance to the State of Hawaii (ALISH): Prime <br /> Agricultural Land, which is land best suited for the production of food, feed, forage and <br /> fiber crops. The land has the soil quality, growing season and moisture supply needed to <br /> produce sustained high yields of crops economically when treated and managed, <br /> including water management, according to modern farming methods. <br /> 14. Flood zone: According to the Department of Public Works (DPW) Engineering <br /> Division,the subject parcel is currently designed as Zone X on the Flood Insurance Rate <br /> Map (FIRM). Zone X is an area determined to be outside the 500-year flood plain. <br /> 15. U.S.D.A. Soil Survey: The property is classified as `O`6kala medial silty clay loam, 0 to <br /> 35 percent slopes,which has been used primarily for sugarcane. Permeability is rapid, <br /> runoff is medium and the erosion hazard is moderate. Roots can penetrate to a depth of 4 <br /> to 5 feet. <br /> 16.
