b. Existing Warehouse facility: the existing 8,160 square foot warehouse, distribution <br />and administrative office facility consists of 7,200 square feet of warehouse and <br />distribution space and 960 square feet of office space. A gravel parking area is <br />provided capable of accommodating 11 standard -sized parking stalls as well as space <br />for a loading area, all of which will be paved should this request be approved unless <br />determined otherwise by the County. <br />c. Products: the warehouse facility accommodates a wide range of hardware products, <br />food, and liquor/beer that supports the Applicants' general store operations located <br />next door as well as their hardware store and restaurant operations in Volcano <br />Village. Ice is also being manufactured and stored at this facility within a <br />refrigerated storage container for distribution to the Applicant's various businesses. <br />This storage container will be relocated elsewhere on the property once the parking <br />area is established. The Applicant will coordinate with the Planning Department to <br />properly configure the proposed parking and loading areas, as well as to provide for <br />an appropriate location for the refrigerated container. <br />d. Access: access for the facility is currently provided by 34" Street, which is owned <br />and maintained by the Orchidland Community Association. The Applicant is <br />planning to abandon this existing driveway and construct a new driveway access <br />directly from Orchidland Drive. <br />e. Service area: the warehouse, distribution and administrative operations solely <br />serves the Applicant's existing retail and service operations in both Orchidland <br />Estates Subdivision and in Volcano Village, which includes: <br />i. Orchidland General Store: Located immediately adjacent to the Project Site <br />on TMK: 1-6-009:386 and includes a True Value Hardware retail presence. <br />ii. True Value Hardware store (Volcano): owned and operated by the Applicant. <br />iii. Thai Thai Bistro & Bar (Volcano): owned and operated by the Applicant. <br />3 1 P a g e <br />
