The property is located approximately 4,600 feet south of Waikoloa Road and 1.3 miles <br />southeast of Waikoloa Village, Waikoloa, South Kohala, Hawaii, TMK: 6-8-2:Portion of 16. <br />(SEE EXHIBIT C) <br />(SMA USE PERMIT NO. 201)The Commission took this item up at 11:15 a.m. with <br />QUEEN LILIUOKALANIapproximately 10 people from the public in attendance. <br />TRUST <br />KEAHUOLU, <br />NORTH KONA <br />APPLICANT: QUEEN LILIUOKALANI TRUST (SMA USE PERMIT NO. 201) <br />Request to amend Special Management Area Use Permit No. 201 by changing the request from a <br />76-lot Industrial Subdivision to an Industrial-Commercial Mixed Use Subdivision. The request <br />would allow the undeveloped properties to be developed with uses permitted in the Industrial- <br />Commercial Mixed (MCX) district. The area involved is referred to as the €Makalapua Business <br />Center and is located north of the existing Kona Industrial Subdivision and makai of Queen <br />Kaahumanu Highway, Kailua-Kona, Keahuolu, North Kona, Hawaii, TMK: 7-4-8:portion of 2 & <br />70, and 7-4-25:1-4. <br />Mr.DarroworientedtheCommissionandpublicofthesubjectandsurroundingpropertiesonthe <br />location map and site plan and summarized the request noting that the applicant is requesting the <br />amendmenttoavoidpossibleconflictsinthefuture.Mr.DarrowpointedoutConditionNumber <br />2 to the Commissioners that the applicant shall comply with all applicable conditions of Change <br />of Zone Ordinance 0165, which was effective August 8, 2001 that had created the zoning that is <br />in place at this time. Mr. Darrow said the Planning Department has not received any written <br />objections or comments from the general public and that the Planning Director is recommending <br />approval of this request. <br />The applicants representative, Sidney Fuke, stated that Mr. Ozaki the Chief Executive Officer <br />had planned on being present for this meeting however was unable to make it due to a last <br />minute shift in things. Mr. Fuke said that Mr. Ozaki did review the recommendation and the <br />staff report and found it to be acceptable. Mr. Fuke explained that the proposed amendment <br />would resolve the potential conflict of some uses being allowed in the MCX zone and not in the <br />ML zone. <br />There was no one from the public wishing to testify on the application. <br />3 <br /> <br />
