And <br />it should read ‚items (1) through (6) above,ƒ thats a typo in the language that I provided. <br />Condition X, just a correction in reference to the site map, the crossing at Moaula Gulch is Road <br />‚F,ƒ and just to make that correction there. <br />And then to add an additional condition, and I refer to it as Condition X-1, just so that we can <br />keep to the same lettering of the other conditions, but basically saying that these improvements, <br />and there are quite a few of them that are recommended as part of the conditions of approval, <br />that theyre being very specific about the level of improvements that are required as part of this <br />subdivision approval, and that those improvements can be bonded as part of the Final <br />Subdivision Approval in order get final Subdivision Approval. Because part of putting in that, <br />thoseimprovementsrequirestheincomethatcomesbackthroughthesaleoftheproperty.Soin <br />order to effect that, wed like to include this additional language that allows for bonding the <br />infrastructural, infrastructural improvements that are delineated in those relevant conditions, and <br />making that an additional condition of approval. <br />And thats the, thats the only additions, or revisions that we would ask for as a part of the <br />recommended conditions. This is a major, if this goes through, this is <br />a major rezoning, its a major change to the area. So one of the biggest issues is that there be <br />safe convenient access to all the properties in, for the long-term. So thats why there are a <br />number of specific conditions for improvements. Because as it stands now, the roads are not <br />adequate and the drainage within the property is not adequate to put potentially a 175 families <br />out there who, because you have to look ahead and think that theres a possibility that each lot <br />will eventually be occupied with a home. That may not happen, but its something that you have <br />to plan for. <br />So getting to specifics, on, Condition M has to deal, deals with maintenance of the roadways and <br />the formation of an association to do that. Its important that there be some entity thats <br />responsible for maintaining the extent of the private roads in the area. <br />One of these major roads, the Main Cane Haul Road is shared with other users. So the condition <br />stated that the community association that has this project district would have responsibility over <br />that with the other users.
