the flood requirements might be lower than that, we are asking based on the possibility of a <br />tsunami event in this area that the lowest habitable structure be above 18 feet. Lastly, Condition <br />No. 16, Id like to read that to you -- This involves the pond. As youre looking at the property <br />you see that a majority of the property does have ponds on. This is for the restoration of these <br />ponds. -- The applicant shall submit and implement a pond restoration plan for the restoration of <br />the pond complex located on the project site. The plans shall be reviewed and approved by the <br />Planning Director prior to the commencement of any construction or land alteration activities on <br />the property. The structures and parking areas shall not encroach on the pond to a greater extent <br />than shown in the proposed site plan, which is shown at this point, which there is very little. If <br />any, you might see a little bit of cantilever flora area thats over the pond area. <br />Again, the Planning Director is recommending that this special management area use permit <br />request be approved by the Planning Commission.
