Walua Partners, LLC.: Special Management Area Use Permit Application <br /> III. DESCRIPTION OF EXISTING CONDITIONS: <br /> A. DESCRIPTION OF PROPERTY AND THE SURROUNDING AREA <br /> The project site is a 3.0-acre parcel located between Kuakini Highway and Walua Road <br /> at Wai'aha 1", North Kona approximately 62 feet above sea level at the lowest point of <br /> the property and 90 feet above sea level at the highest point of the property. The <br /> property is currently vacant but has been substantially graded in the past with the <br /> surface modified for cut and fill. The property is bounded on the north by residential <br /> condominiums, on the south by commercial property developed for professional offices, <br /> on the west by Walua rd. and the Ali'i Cove condos (200 multiple-family residential <br /> units), and on the east by Kuakini Highway and a vacant lot. <br /> 1. Existing Uses: <br /> The property is vacant and unused. <br /> 2. Existing Zoning: <br /> The parcels to the north and south are zoned CV-10, to the east A-1a, and <br /> west the Ali'i Cove project is zoned as RM-4. <br /> B. TOPOGRAPHY <br /> Extensive grading has occurred on the property in the past. Minimum additional <br /> grading would be conducted to prepare the property for the proposed development. <br /> The property is roughly trapezoidal and slopes gently upward from Walua Road to <br /> Kuakini Highway. <br /> C. U.S.D.A. SOIL TYPE: <br /> The surface soil on the property is of the Punalu'u soil series. It is Punalu'u extremely <br /> rocky peat. This soil is characterized by rapid permeability, slow runoff, and slight <br /> erosion hazard. In a representative profile the surface layer is black peat about four <br /> inches thick. It is underlain by pahoehoe lava bedrock. This soil type is typically used <br /> for pasture. The Soil Conservation Service categorizes this soil type as Capability <br /> 13 <br />
